Set aside what must stay

Before a house clearance, identify keepsakes, documents, valuables and anything moving to another property. Mark retained items clearly and provide written instructions for rooms or cupboards that are excluded. The team should not need to decide whether an object has sentimental value. If several family members are involved, agree one person who can approve the final disposal list.

Plan keys and practical access

Send photographs of the contents and the route through doors, stairs and shared areas. Include parking, gates, lifts and any long carries. If you cannot attend, agree key access and completion checks in advance. Do not put waste in a communal passage simply to make the job look ready; keep the route usable under the collection plan.

Define the finish and extra tasks

Ask whether the quote covers sorting, lifting, loading and a basic sweep. Deep cleaning, repairs, service disconnection and hazardous material are separate issues unless assessed and agreed. Identify loft, garage and garden contents individually. A full property description helps the quote reflect the actual scope rather than only the rooms shown in the first photographs.
